VIDEO: Beaches Brand to Double Footprint with New Resorts & Expansion

TMR Canada’s John Kirk met with Sandals’ Adam Stewart in NYC Tuesday for the unveiling of the company’s expansion in Turks and Caicos.

Beaches Resorts is one of the signature family vacation brands in the Caribbean. Yet more than 25 years since it was launched by Sandals Resorts, there are just three Beaches-branded properties. That’s about to change.

As the company launched a new global brand campaign for both Beaches and Sandals in New York City, executive chairman Adam Stewart announced plans to double the Beaches footprint over the next four years, with three new resorts and major expansions at Beaches Turks & Caicos and Beaches Negril.

Stewart, the son of Sandals/Beaches founder Butch Stewart, called the news the “biggest announcements we’ve ever made.” 

“It gives me great honour and privilege to start off by saying that in my home country of Jamaica – I’m a sixth generation Jamaican – we’ll be building two new Beaches resorts in Jamaica,” Stewart said. 

Travel Market Report Canada’s EIC John Kirk spoke to Stewart at the unveiling in NYC Tuesday night.

That was just one announcement. Stewart then turned the focus to the Out Islands of the Bahamas and the southern Caribbean island of Barbados.

“We’re going to hop on a flight just one hour from Jamaica, or 40 minutes from Miami, to the incredible archipelago of Exumas in the Bahamas. We acquired a five-year old Four Seasons Resort, we ran it as a Sandals Resort for many years and are converting it to a Beaches Resort. Beaches Exuma has already started construction,” Stewart added.

In Barbados, a destination that features two Sandals resorts, Stewart announced the construction of a 600-room, 1.2 million sq. ft. Beaches property. 

And finally, Stewart discussed the newly announced, US$150 million Treasure Beach Village expansion in Turks and Caicos and previewed a new extension to Beaches Negril dubbed ‘Cosmos.’

Treasure Beach Village will be the sixth ‘village’ to make up the sprawling property, bringing the overall key count to 858. Guests will be able to choose from 101 multi-bedroom concierge and butler suites, including two, three and four-bedroom luxury accommodations. 

Stewart thanked the Sandals/Beaches team of 20,000 Caribbean nationals as he introduced the global ad campaign under the theme ‘Made of Caribbean.’

Here’s a snapshot of the three new Beaches resorts announced this week, plus a preview of what’s coming to Beaches Turks & Caicos and Beaches Negril:

Beaches Barbados

Beaches will break ground on its inaugural Barbados resort in late 2025. It will join sister properties Sandals Barbados and Sandals Royal Barbados. The resort will feature 600 rooms, ranging from king suites to 3,000-square-foot four-bedroom suites. Beaches says the resort will be designed in “Bajan Style,” a take on Caribbean Georgian style, and will feature a Main Street lined with dining and shopping options.

Beaches Exuma

Beaches will make its debut in Exuma with a new resort set upon 500 acres, scheduled to open in 2027. Beaches says the Exuma property will offer a mix of accommodations, 12 restaurants, and access to the island’s crystalline waters, which it calls the star attraction. Plans also include the incorporation of an 18-hole Emerald Bay Golf Course, designed by long-time Sandals partner Greg Norman.

Beaches Runaway Bay Resort

Stewart revealed plans for Beaches Runaway Bay Resort in Jamaica. Located midway between Ocho Rios and Montego Bay on the island’s north coast, the family property will feature 400 suites, including four-bedroom options designed for multi-generational travel. Guests can also expect activities on-site such as skateboarding, bike trails, and a climbable treehouse.

Treasure Beach Village at Beaches Turks and Caicos

In addition to the new resorts, the Beaches team is preparing to open Treasure Beach Village at Beaches Turks and Caicos in March 2026. The top accommodation offering will be the Treasure Beach Chairman’s Penthouse Suite, which spans two floors and offers 800 square feet of space across three bedrooms. Also debuting are the three-story, beachfront Treasure Beach CrystalSky Reserve Villas, which can accommodate up to 10 guests with a private pool and rooftop deck. Outside of the rooms, the village will also include a 15,000-square-foot pool overlooking the sea, new dining concepts including a food hall, and a 32-seat cinema.

Cosmos at Beaches Negril

Not much information on this expansion yet, although the name Cosmos is significant — it refers to a seafood restaurant and beach complex adjacent to the Beaches Negril property.
