The Most Anticipated Hotel and Resort Openings of 2025

From big-city boutiques to safari lodges to oceanfront all-inclusives, new hotel and resort openings will have something for everyone. Here’s a rolling list of the upscale properties coming online next year.
andBeyond Suyian Lodge
Safari tour and lodge operator andBeyond will open a new property in Kenya’s Suyian Conservancy in July 2025. It will be the sole luxury lodge and tented camp on the conservancy. This area has a dense wildlife concentration, including Grevy’s zebra, reticulated giraffe, lions, cheetahs, and nearly half of Kenya’s black rhino population. Guests will have the opportunity to interact with local tribes; go on botany walks, camel safaris, horse-riding safaris, and artifact tours; and participate in conservation and research activities.
Club Med Resorts
Two Club Med properties are set to open in 2025 – one in Brazil and one on the Asian island of Borneo. Club Med Gramado will be the resort brand’s first Exclusive Collection (5-star) hotel in South America and its fourth hotel in Brazil. It is opening in Rio Grande do Sul, in Gramado, a destination rising quickly in popularity as the third most visited destination in South America. An international airport is soon opening nearby to meet the demand.
Club Med Borneo will offer a mix of jungle and beach landscapes in a sustainable, eco-friendly environment. The resort will offer comfort and luxury as part of the brand’s Exclusive Collection on the southeastern Asian island between Malaysia and Indonesia.
Conrad Hotels & Resorts
Hilton is debuting its Conrad Hotels & Resorts brand in Greece and Germany next year. Conrad Athens The Ilisian will transform the former Hilton Athens into a mixed-use space with both a 280-room hotel and Conrad and Waldorf Astoria residences on the upper levels. Guests can also stay at a luxurious mega rooftop suite with sweeping views of historic Athens. The hotel, anticipated to open in Q4 2025, will feature a rooftop running track and semi-Olympic size pool, as well as dining and shopping venues.
Conrad Hamburg, expected to open in summer 2025, will be in the historic Levantehaus building, located in one of Europe’s most popular shopping districts. The hotel will have 238 rooms, including 25 suites, nine meeting rooms, a lounge bar and restaurants, and a spa, gym, and pool.
EDITION
Marriott’s EDITION brand has three upcoming openings in Italy, Saudi Arabia, and China. The Lake Como EDITION, set to open in spring 2025, is a short drive from Central Milan on the western side of Lake Como. It will have 142 rooms, including two penthouse suites, and bars and restaurants overlooking the lake and Bellagio mountains.
The Red Sea EDITION, the brand’s second Saudia Arabia hotel, will feature 240 guest rooms, a collection of suites, two restaurants, multiple bars, a swimming pool, gym, and spa. The Dali EDITION, the brand’s third property in China, will offer 150 guest rooms, suites, and villas with private pools. Like its counterparts, it will also have a swimming pool, gym, spa, and several bars and restaurants.
Fairmont Golden Prague
Opening in early 2025, Fairmont Golden Prague will feature 320 rooms, suites, and serviced residences. The hotel will also have six restaurants and bars, with rooftop views and live music; be home to one of the Czech Republic’s largest collections of fine art; and stand out as a prime example of Central European Brutalist architecture. Guests seeking an elevated experience can book with Fairmont Gold which offers a club lounge and other exclusive amenities.
Four Seasons
Four Seasons has a few properties with anticipated openings in 2025, including Four Seasons Resort and Residences Caye Chapel, Belize, on a private island with an 18-hole golf course, marina, and overwater bungalows; and Naples Beach Club, a Four Seasons Resort, a 216-room, family-friendly, oceanfront resort.
In summer 2025, Four Seasons Mykonos will open on Kalo Livadi Bay with views of the Aegan Sea. The resort will feature 94 rooms, villas, and suites, plus an infinity pool, spa and fitness facilities, dining options including a poolside restaurant, and watersports.
Four Seasons is also restoring a 16th-century landmark building on the Caribbean coast of Colombia and opening Four Seasons Cartagena in mid 2025. The hotel will feature 131 rooms, including 13 suites and three specialty suites. It will also have eight restaurants and lounges, two ballrooms, a spa, fitness center, and two rooftop pools.
Grand Hyatt Grand Cayman Resort & Spa
The first Hyatt-branded hotel in the Cayman Islands will be an oceanfront oasis on this destination’s famous Seven Mile Beach. The resort will feature a spa and fitness center, meeting facilities, pool, Camp Hyatt kid activities, and a variety of restaurants.
Hotel La Compañía del Valle
In early 2025, Hotel La Compañía del Valle in Valle de Anton, Panamá, will debut as part of The Unbound Collection by Hyatt. The new resort is located about 50 miles west of sister property Hotel La Compañía Casco Antiguo. It will lean heavily into artistic and wellness elements, with a sculpture park and artwork throughout the property and many healing spa treatments available.
Intercontinental Indianapolis
Intercontinental Indianapolis will be the city’s first luxury hotel to open in nearly two decades when it starts welcoming guests on Jan. 14, 2025. Located inside downtown Indy’s historic Illinois Building, the 11-story hotel features 170 guest rooms and suites, a 24-hour fitness center, and 5,000 square-feet of event space. Dining options will include Serliana Café on the second floor and Astrea Rooftop Bar, the highest rooftop bar in the Indianapolis. The hotel will also have the city’s only Penthouse Suite.
Kimpton Tres Rios
The first all-inclusive resort for the Kimpton brand, Kimpton Tres Rios will bring its signature boutique luxury offerings to the white sand beaches of Riviera Maya, Mexico. The property will have 355 guest rooms, ranging greatly in views and sizes, set on a nature park that sprawls across 326 acres of land. It will therefore offer plenty of ecological adventures, as well as watersports, four pools, kids’ activities, and wellness programs. Bookings are open for stays starting in early 2025.
Mandai Rainforest Resort by Banyan Tree
Tucked inside Singapore’s Mandai Wildlife Reserve, Mandai Rainforest Resort by Banyan Tree will overlook Upper Seletar Reservoir and integrate seamlessly into its natural surroundings. Its 338 guest rooms will include 24 elevated treehouses. The resort will offer modern amenities such as a rooftop pool, gym, and meeting spaces. It will also be Singapore’s first Super Low Energy (SLE) hotel.
Mandarin Oriental
Three Mandarin Oriental hotels are opening in spring 2025. Mandarin Oriental Downtown, Dubai is a 259-key hotel opening in April that will also have 224 exclusive residences. Mandarin Oriental, Vienna is housed in a historic building with 151 guest suites all facing a central courtyard. Mandarin Oriental, Mallorca is a resort on the clifftops featuring 131 guest rooms, including 44 suites and nine bungalows steps away from the waterfront.
NOBU Hotel Toronto
In spring 2025, NOBU Hotels makes it Canadian debut. NOBU Hotel Toronto is housed in a 45-story building, above the historic Pilkington Glass Factory, in the heart of the city’s entertainment district. The hotel features 36 suites, a private hotel lounge, wellness facilities, and of course, the highly anticipated Nobu restaurant. At 15,000 square feet, the two-level restaurant will have a separate bar and lounge, two private dining rooms, a sushi bar, and an outdoor terrace.
Park Hyatt
In early 2025, Hyatt will open the Park Hyatt Los Cabos at Cabo del Sol. The beachfront resort offers guest rooms and suites with patios, terraces, and plunge pools – plus, picturesque views of the Sea of Cortez. There will also be villas with kitchens and lap pools available. The resort will have onsite dining, a fitness center, spa, golf course, and beach club. It is an intimate property located close to downtown Cabo San Lucas.
Other Park Hyatt properties opening in 2025 include Park Hyatt Kuala Lumpur, the brand’s Malaysian debut that occupies the top 17 floors of a 118-story tower; Park Hyatt Phu Quoc, a 110-room, family friendly hotel on Phu Quoc Island, Vietnam; and Park Hyatt Johannesburg, formerly The Winston and reopening after a refurbishment as a Park Hyatt.
Rosewood Hotels
Five new properties from luxury hotel brand Rosewood – in Qatar, Japan, Mexico, the Netherlands, and the U.K. – are coming online in 2025. Rosewood Doha will encompass hundreds of guest rooms, suites, serviced apartments for longer stays, and residences for rent. The hotel will debut Rosewood’s wellness concept, Asaya, and offer Rosewood’s signature Manor Club executive lounge experience.
In Okinawa, Japan, Rosewood Miyakojima will feature 55 villa accommodations with private pools, landscaped gardens, and sea views. It will also have several restaurants and recreation for younger guests at Rosewood Explorer’s Club.
Rosewood Amsterdam will be the brand’s first Netherlands property. It will offer 134 guest rooms and suites, most with sweeping views of the canals. On the coastline of Riviera Nayarit, Rosewood Mandarina will open as Rosewood’s fourth Mexico property, offering 134 suites, four pools, and expansive spa and fitness facilities.
The Chancery Rosewood will be the brand’s second in London and ninth in Europe, featuring 144 suites, events and meeting space, a spa, and more in the city’s Mayfair district.
Salterra, a Luxury Collection Resort & Spa
Turks & Caicos will welcome a new resort to South Caicos in February 2025. Salterra, a Luxury Collection Resort & Spa, will feature 100 elegant rooms and suites with balconies, ocean views, and bespoke amenities. The resort will also offer The Spa at Salterra, Salterra’s Kids’ Club, and six restaurants.
Secrets Resorts (Hyatt Inclusive Collection)
New adults-only, all-inclusive resorts are coming to two popular Caribbean destinations: St. Lucia and Aruba. Both resorts will offer the Secrets brand’s Unlimited Luxury experience that includes dining, drinks, upscale service, and daily entertainment.
In January 2025, Secrets St. Lucia Resort & Spa will open among the island’s tropical gardens, offering Caribbean Sea views. The resort has 355 rooms, nine restaurants, a spa, and a nearby golf course. Expected to open by March 2025, Secrets Baby Beach Aruba has 304 luxury ocean view suites, including some Selected Preferred Club suites with plunge pools.
Six Senses Hotels
Travelers can look forward to new Six Senses hotels opening in London and Milan. Six Senses London, opening in the first half of 2025, will have the first Senses Place private members club. The property has reimagined the historic Whiteley department store and will feature 109 rooms and suites and 14 Six Senses Residences.
In the second half of 2025, Six Senses Milan will become the brand’s second hotel in Italy, following the opening of Six Senses Rome in 2023. The Milan property will feature 68 guest rooms, including 15 suites and two with private plunge pools. It also offers a specialty restaurant and deli, rooftop bar and pool, an internal courtyard, and high-tech spa.
The Standard
Lisbon and Brussels will each welcome a new hotel from The Standard to their cities. The Standard, Brussels is set to open in the first half of the year. The 200-room hotel will notably feature a 29th-floor rooftop garden and brasserie. The Standard, Lisbon will open later in the year with 172 guest rooms, a collection of brand residences, a spa, outdoor pool deck and terrace, and rooftop cocktail bar with sea views.
The St. Regis Cap Cana Resort
By late Q1 2025, The St. Regis Cap Cana Resort will open in the Dominican Republic. The luxury hotel will bring 200 rooms, including suites with swim-out options, to this popular destination. The resort will offer nine restaurants, The St. Regis Spa, a flexible events venue, and options for leisure activities.
Thompson Miami Beach
Part of World of Hyatt, Thompson Miami Beach is now taking reservations for stays beginning on June 1, 2025, and beyond. The new hotel has a refined, tropical vibe with terraces, interior greenery, and floor-to-ceiling windows. It features a rooftop restaurant with indoor and outdoor seating, including poolside dining. The hotel features 146 luxe rooms with elevated amenities and is centrally located near some of the best Miami attractions, such as the Lincoln Road Shopping District, Miami Beach Botanical Garden, the Bass Museum of Art, the Jackie Gleason Theater, and the Miami Beach Convention Center.
Universal Orlando Resort Hotels
Along with the debut of its fourth theme park, Epic Universe, in 2025, Universal Orlando Resort is opening three new hotels: Helios Grand Hotel, Stella Nova, and Terra Luna. Helios Grand Hotel is a 500-room resort with a dedicated entrance to Epic Universe. The hotel features a resort-style pool, fitness center, game room, and Universal Orlando Resort store. Its standout dining venue is the rooftop lounge, Bar Helios, which offers panoramic views of Epic Universe.
Stella Nova Resort and Terra Luna Resort, located adjacent to Epic Universe, will also feature their own pools with hot tubs and fire pits, game and recreation rooms, fitness centers, merchandise stores, and array of dining options. Both hotels are outer space themed. Stella Nova will open Jan. 21, 2025, and Terra Luna on Feb. 25, 2025.
Waldorf Astoria
Hilton’s famed luxury brand, Waldorf Astoria, will debut in two new destinations: Costa Rica and Japan. Waldorf Astoria Costa Rica Punta Cacique is anticipated to open in Q1 2025 among the country’s lush forests and beaches. The entire hotel will have ocean views, including its 148 guest rooms and 40 suites, wellness studio and spa, gym, and pools.
Waldorf Astoria Osaka, on the other hand, will be situated in one of Japan’s newest urban mixed-use developments, Grand Green Osaka. The hotel will offer 252 guest rooms, a host of amenities, and three restaurants, spanning 12 floors of a 39-level high-rise. It is expected to open in Q2 2025.
White Elephant Aspen
A modern newcomer to the famed mountain town, White Elephant Aspen is set to make a splash in the West End neighborhood in late fall 2025. The hotel will feature 54 rooms with the flexibility to connect to form multi-bedroom suites for larger groups and families. Suites with multiple bedrooms and bathrooms, a kitchen and dining space, living room, and private balcony will be available. White Elephant Aspen will offer BMW shuttles to the ski slopes, complimentary bikes, an outdoor pool, and more.
Zemi Miches All-Inclusive Resort, Curio Collection by Hilton
Zemi Miches is a brand-new, all-inclusive resort in the pristine coastal town of Miches, north of Punta Cana in Dominican Republic. The 500-room, beachfront property will feature six restaurants, pools with a waterpark, programming for kids, a spa, fitness center, and retail shops.
