Beaches Resorts to Expand With Three New Properties and Major Addition in Turks and Caicos

Since its founding in 1997 by the team behind Sandals Resorts, Beaches Resorts has become one of the signature family vacation brands in the Caribbean.

During the reveal of its new brand campaign for both Beaches and Sandals in New York City on Tuesday, the company announced major plans to double the Beaches footprint over the next four years.

Adam Stewart, executive chairman of Sandals and Beaches, called the news the “biggest announcement we’ve ever made” on Tuesday.

Here are the three new resorts announced this week, plus a preview of what’s coming to its already-opened Turks and Caicos resort:

Beaches Barbados

Beaches will break ground on its inaugural Barbados resort in late 2025, joining sister properties Sandals Barbados and Sandals Royal Barbados. The resort will feature 600 rooms, ranging from king suites to 3,000-square-foot four-bedroom suites.

Beaches says the resort will be designed in “Bajan Style,” a take on Caribbean Georgian style, and will feature a Main Street lined with dining and shopping options.

Beaches will also make its debut in Exuma with plans for a new resort set upon 500 acres in the Out Islands, scheduled to open in 2027. Beaches says the Exuma property will offer a mix of accommodations, 12 restaurants, and access to the island’s crystalline waters, which it calls the star attraction.

Plans also include an 18-hole Emerald Bay Golf Course, designed by longtime Sandals partner Greg Norman.

Stewart, a sixth-generation Jamaican, also revealed plans for Beaches Runaway Bay Resort in Jamaica. The resort, located midway between Ocho Rios and Montego Bay on the island’s north coast, is set to debut with 400 suites, including four-bedroom options designed for multi-generational travel.

Guests can also expect new activities on-site such as skateboarding, bike trails, and a climbable treehouse.

Treasure Beach Village at Beaches Turks and Caicos

In addition to the new resorts, the Beaches team is preparing to open Treasure Beach Village at Beaches Turks and Caicos in March 2026. The sixth village addition to the resort, Treasure Beach Village is a 101-room expansion that is part of a $150 million investment that will bring the property’s total room count to 858.

The top accommodation offering will be the Treasure Beach Chairman’s Penthouse Suite, which spans two floors and offers 800 square feet of space across three bedrooms. Also debuting are the three-story, beachfront Treasure Beach CrystalSky Reserve Villas, which can accommodate up to 10 guests with a private pool and rooftop deck.

Outside of the rooms, the village will also include a 15,000-square-foot pool overlooking the sea, new dining concepts including a food hall, and a 32-seat cinema.
